Can I have my own property rules?

Absolutely! Just let us know and we’ll add them to our standard house rules and ensure your guests respect them. Normally we do not allow guests to smoke within the property, host parties or make excessive noise as default house rules. We also don’t accept guests under 25 years of age and always ensure they have previous reviews before accepting bookings.

How will I know when the property is rented out?

You will have access to a calendar to view current and upcoming bookings and can read property reviews via the booking platforms. We’ll also provide you with performance reports to give you transparency for how our management is working with respect to your set goals.

Will my property get damaged?

We receive a bond from each guest so in the unlikely incident that some damage is caused, we’ll take the cost out of the bond and ensure any maintenance is done before the next guest arrives. We will inspect the property before and after each visit and have strict house rules to reduce the chances of damage as much as possible. We will also recommend a company we use to obtain the right level of short-stay property and contents insurance at the commencement of our working arrangement.

Can you manage my unfurnished property?

Your property needs to be furnished but if it’s not, no worries, we can help organise a furniture package for an agreed fee. We will let you know what’s required to get your property Airbnb ready. Just let us know what you need us to do and we’ll help in any way we can and as always, be upfront with any additional costs to do so.

Why should I pay someone to manage my property when I can do it myself?

Lots of people do manage their own properties however it can time consuming, and feel like a second job. Many will also only list their property on Airbnb rather than across multiple holiday rental sites and not change their listing as often as is required to rank higher when prospective guests are searching. The benefit of us managing your property is that we invest money each month into technologies and people that work hard to keep optimising your listing so we maximise occupancy rates and your returns. We’re good at what we do and we’re very confident in achieving higher returns for your property.

Do you manage properties all over Australia?

Whilst the majority of the properties we manage are located in Victoria, we do have some properties in Airlie Beach and Perth. We are looking to expand so please contact us with your details so we can stay in touch and update you when this may happen. For now, we are servicing Melbourne including the Melbourne CBD and surrounds including Collingwood, Fitzroy, South Yarra, Prahran, Richmond, St Kilda, Southbank, Abbotsford, North Melbourne, East Melbourne, Brunswick, and South Melbourne. We also cover the Mornington Peninsula including Sorrento, Portsea, Rye, Blairgowrie, Dromana, and Mt Martha; Geelong and the Surf Coast including Torquay and Barwon Heads; and Phillip Island.

How do I know how well my property is performing?

Each month Quickstay will send you reporting on the performance of your property and payment for how much rental income you received for that month. You’ll also be given access to the calendar to view future bookings and nightly rates.

How do you maximise my occupancy rate?

Quickstay monitor the performance of your listing daily and use dynamic pricing tools to adjust nightly rates based on seasons, weekends and events; always ensuring we are priced appropriately on any given day. We also list your property on multiple platforms to attract more guests. Most importantly, we focus on making your guest stays smooth and memorable experiences so they leave good reviews – or come back again. The better reviews we achieve the more bookings we’ll fill.

Why should I try short term rental instead of a 12 month lease?

Great question. Since the arrival of Airbnb, holiday goers and business travellers now have an additional choice to hotel accommodation. They are prepared to pay a premium nightly rate for location and comfort, and to live like a local. If your property is desirable and ticks all the boxes for travellers’ needs then you can make yourself higher returns than you would if you just had a 12 month lease. For instance, some of our clients are earning more in two days than what they would in a week if they stayed with traditional rental agreements.

Are there any additional charges?

We charge a one-time set-up fee of $299 to get your property photo-ready and listed across multiple holiday rental booking websites. Photography, toiletries and re-stocking of household items are available for an additional fee, based on property size.

We can also organise a quote for other services like furniture packages, garden maintenance, bed and bath linens, lockboxes and guest arrival packs.

We are always upfront and transparent with our costs so you won’t get any unexpected ‘surprises’ in your monthly statement.

Please note: Any property maintenance or repairs are charged to the property owner and deducted in the next monthly billing cycle. As per our Service Agreement, anything over $500 requires owner approval first before proceeding. 

Can I stay in my property from time to time?

Absolutely you can, just let us know when and we’ll block out dates in the calendar. We can even block out dates for family friends, it’s totally flexible.

When can I cancel the service?

You can cancel our service any time. We don’t believe in long term contracts or hidden fees for cancelling. We’re simply here to help you make extra money from your property.

I’m moving overseas, can you manage my property without any involvement from me?

We do this now for some of our clients. We do things a little differently for clients living abroad so we never have to contact you or wait for a response if something needs fixing or replacing. We take care of absolutely everything and the only time you will hear from us is when we email you our monthly reporting and transfer profits to your account.
