Can I have my own property rules?

Absolutely! Just let us know and we’ll add them to our standard house rules and ensure your guests respect them. Normally we do not allow guests to smoke within the property, host parties or make excessive noise as default house rules.

How will I know when the property is rented out?

You will have instant access to information regarding your listing including pricing, guest communication, income, reviews, etc. We’ll also provide you with performance reports to give you transparency into how how our management is working with respect to your set goals.

Will my property get damaged?

We receive a bond from each guest so in the unlikely incident that some damage is caused, we’ll take the cost out of the bond and ensure any maintenance is done before the next guest arrives. We will inspect the property before and after each visit and have strict house rules to reduce the chances of damage as much as possible.

Can you manage my unfurnished property?

Your property needs to be furnished but if it’s not, no worries, we can help manage this for you for an agreed fee. We will let you know what’s required to get your property Airbnb ready. If you prefer we’ll even organise our professional stylist to go out and purchase everything and set it up on your behalf. Just let us know what you need us to do and we’ll help in any way we can.

Why should I pay someone to manage my property when I can do it myself?

Lots of people do manage their own properties however it can time consuming, and feel like a second job. The benefit of us managing your property is that we invest money each month into technologies and people that work hard to keep optimising your listing so we maximise occupancy rates and your returns. We’re good at what we do and we’re very confident in achieving higher returns for your property.

Do you manage properties all over Australia?

At the moment we only manage properties in Victoria, however we are looking to expand to other cities soon. Please contact us with your details so we can stay in touch and update you when this may happen.

How do I know how well my property is performing?

Each month Quickstay will send you reporting on the performance of your property. You can also view the calendar and see future bookings and nightly rates.

How do you maximise my occupancy rate?

Quickstay monitor the performance of your listing daily and use dynamic pricing tools to adjust nightly rates based on seasons, weekends and events; always ensuring we are priced appropriately on any given day. We also list your property on multiple platforms to attract more guests. Most importantly, we focus on making your guest stays smooth and memorable experiences so they leave good reviews – or come back again. The better reviews we achieve the more bookings we’ll fill.

Can you provide services for special requests?

Our objectives are to maximise your property occupancy rate and provide tailored services according to your needs. If you have a special request just let us know.

Why should I try short term rental instead of a 12 month lease?

Great question. Since the arrival of Airbnb, holiday goers and business travellers now have an additional choice to hotel accommodation. They are prepared to pay a premium nightly rate for location and comfort, and to live like a local. If your property is desirable and ticks all the boxes for travellers’ needs then you can make yourself higher returns than you would if you just had a 12 month lease. For instance, some of our clients are earning more in two days than what they would in a week if they stayed with traditional rental agreements.

What’s included in your setup fees?

Our setup fees are a one time payment which covers the additional services we outsource. We charge $600 to cover the following expenses

  • Professional photography – very important to capture the perfect shot so travellers click on your property
  • Professional listing design – description needs to get people excited about your property
  • Personalised house guides, rules and exit guidelines designed so your guests treat your property like their own
  • Local neighbourhood guides designed for your guests to be able to live like a local
  • Key lock box installation so guests can access the property on late arrivals or delays
Are there any additional charges?

This will depend on which Property Management Package you select. Please refer to the below.

 

The Standard Property Management Package 15% Fee PLUS

  • Laundry – $25 per bed per booking (bed & bath linens)
  • Toiletries & Kitchen essentials – replace as needed

The Complete Property Management Package 20% Fee

  • Includes laundry for 2 beds + bath
  • Includes replacements of toiletries & kitchen essentials
  • Any additional beds will be charged $25 per bed per booking
    Fixed Property Management Package

  • No additional charges. Agreed fixed rate paid regardless of bookings.

 

Please note: Any property maintenance or repairs are charged to the property owner and deducted in the next monthly billing cycle.

Can I stay in my property from time to time?

Absolutely you can, just let us know when and we’ll block out dates in the calendar. We can even block out dates for family friends, it’s totally flexible.

When can I cancel the service?

You can cancel our service any time. We don’t believe in long term contracts or hidden fees for cancelling. We’re simply here to help you make extra money from your property.

I’m moving overseas, can you manage my property without any involvement from me?

We do this now for some of our clients. We do things a little differently for clients living abroad so we never have to contact you or wait for a response if something needs fixing or replacing. We take care of absolutely everything and the only time you will hear from us is when we email you our monthly reporting and transfer profits to your account.
